What a Smart Renovation Can Do for Your Sale Price

Ever wonder what it actually takes to renovate and stage a home for top dollar? When we set out to sell one of our own fixer-uppers, we decided to take our own advice and invest in top-notch renovation and staging before putting it on the market. We'd seen good renovations and staging dramatically increase sale prices for our clients, and we knew it was worth doing for our own listing too.
Before....

Because selling houses is what we do, we're well connected with some of the best home professionals and stagers in Charlotte and Concord. During the renovation, we:
Painted inside and out with neutral colors that appeal to the widest range of buyers.
Replaced and refinished flooring throughout the home.
Opened up walls — an open floor plan still sells homes.
Updated the kitchen with stainless steel appliances, a gas range, farm sink, granite countertops, marble backsplash, and ceramic tile.
Updated the master bath with a double vanity, quality fixtures, and a custom tile shower with a full glass door.
Installed a new HVAC system.
Focused on curb appeal and the backyard, including a fresh exterior paint job.
Brought in a trusted professional stager to make the home show its best.
The Result
After the renovation and staging, the Madison Park home sold for well above the average home its size in the neighborhood. We accepted an offer in a matter of days, compared to a much longer average time on market for comparable homes in the same neighborhood.

That's the pattern we see over and over: a strategic renovation, done in the right places and paired with professional staging, doesn't just make a home more livable — it changes the buyer pool it attracts and how quickly it moves. Not every seller needs a full renovation before listing, and part of our job is telling you honestly which projects are worth it for your specific home and which aren't.
Thinking about selling and wondering whether renovation makes sense for your home? Let's talk through it and figure out what's worth doing before you list.
