Living in SouthPark: The Complete Charlotte Neighborhood Guide
Updated: 5 hours ago
Charlotte's Second Downtown — A Dozen Neighborhoods, One Prestigious Address
SouthPark isn't one neighborhood — it's an umbrella over more than a dozen of them, anchored by SouthPark Mall and Charlotte's second-largest business district. Once part of a 3,000-acre farm owned by North Carolina Governor Cameron Morrison, SouthPark today mixes upscale shopping, Fortune 500 offices, and established residential pockets like Barclay Downs, Foxcroft, Beverly Woods, Sharon Woods, Mountainbrook, and Fairmeadows — plus the neighboring South Charlotte communities of Lansdowne and Olde Providence, which share SouthPark's schools and convenience on larger, quieter lots.
SouthPark is one of the established Charlotte areas we work in regularly, alongside Dilworth, Myers Park, and Sedgefield. Whether you're drawn to a 1960s-70s ranch in Beverly Woods, a golf-course lot in Quail Hollow, or a brick ranch on an acre in Lansdowne, this guide is a starting point — the right SouthPark-area neighborhood for you depends heavily on budget, lot size, and how close you want to be to the mall itself.
History & Character
SouthPark was once part of a 3,000-acre farm owned by North Carolina Governor Cameron Morrison, whose 14,000-square-foot Morrocroft mansion — built in the 1920s and now on the National Register of Historic Places — still stands in the neighborhood today. SouthPark Mall opened in 1970, developed by the Belk and Ivey families, and grew into one of the Southeast's largest and most profitable shopping centers, today the largest mall in the Carolinas at nearly 1.7 million square feet. Phillips Place followed in 1997 as an open-air lifestyle center immediately adjacent to the mall. Today SouthPark is Charlotte's second-largest business district, home to over 40,000 workers and roughly 18,000 residents.
A Neighborhood of Neighborhoods
SouthPark encompasses a number of distinct residential pockets, each worth knowing before you start a search:
Barclay Downs — walkable, close to the mall and the Myers Park High School campus, a mix of 1950s-60s ranches and newer construction
Foxcroft — established, tree-lined, larger lots (often over half an acre) between Eastover and SouthPark, with Georgian, Traditional, and French Provincial architecture
Beverly Woods — classic 1960s-70s ranch and split-level homes, many renovated or expanded, close to shops and restaurants without mall traffic
Quail Hollow — built around Quail Hollow Club, the private golf club that hosts the PGA Tour's Wells Fargo Championship, with lots up to 3 acres and luxury homes from 2,500 to 7,500+ square feet
Sharon Woods — quiet, residential, mostly 1970s two-story and ranch homes on half-acre lots, convenient to both SouthPark and Myers Park
Mountainbrook — smaller, tucked-away pocket with a strong sense of community
Fairmeadows — established mid-century homes on generous lots, with access to its own swim club
Lansdowne — large brick ranches on expansive, tree-lined lots, with easy access to both SouthPark and Cotswold. We know this neighborhood firsthand: we helped a relocating couple close on a 1.21-acre wooded lot here at full list price. Read that story →
Olde Providence — established, tree-lined South Charlotte living near golf courses, with a mix of ranch, split-level, and newer construction. We recently turned an Olde Providence listing into a full launch — 53 showings in one weekend and a result $175,000 over the seller's pre-market offer. Read that story →
This isn't an exhaustive list — SouthPark also includes Morrocroft Estates, Carmel Park, and other pockets further south. If you're not sure which SouthPark-area neighborhood fits what you're looking for, that's exactly the kind of question we help buyers work through.
Schools & Lifestyle
SouthPark falls within the Charlotte-Mecklenburg Schools (CMS) district, and because it spans so many sub-neighborhoods, zoning varies significantly by specific address. Schools commonly zoned across SouthPark include:
Sharon, Selwyn, Beverly Woods, and Olde Providence elementary schools
Alexander Graham Middle School and Carmel Middle School
Myers Park High School, South Mecklenburg High School, and Providence High School
SouthPark school zoning has been especially active in recent CMS boundary discussions, with real changes to which elementary schools feed into which middle and high schools. Given how much this has shifted even in the last few years, always confirm current assignment for a specific address through the CMS school locator rather than relying on a neighborhood's general reputation.
Getting around: SouthPark is about 6 miles south of Uptown, roughly a 15-20 minute drive, and is walkable within its retail core (Phillips Place, SouthPark Mall) even though many of the surrounding residential streets — including Lansdowne and Olde Providence — are more car-dependent, with easy I-485 access for commuting.
Where to eat:
Laurel Park — New American cuisine from a Michelin Bib Gourmand chef, right across from SouthPark Mall
JINYA Ramen Bar — slow-simmered ramen in a sleek, contemporary space on Barclay Downs Drive
Little Mama's — the casual sister concept to Charlotte institution Mama Ricotta's, just across from the mall
Where to shop:
SouthPark Mall — the largest mall in the Carolinas, with more than 150 stores including several locally owned shops
Phillips Place — an open-air, pedestrian-oriented shopping and dining village immediately adjacent to the mall
Parks & outdoor space: Symphony Park — a 7.4-acre green space beside the mall, home to the SouthPark After 5 concert series and the Charlotte Symphony's summer performances, with a $21 million renovation underway to add public art, retail, and expanded trails.

Buying in SouthPark
Because SouthPark covers so much ground, price points vary dramatically — a renovated ranch in Beverly Woods, a gated Quail Hollow estate, and a brick ranch on an acre in Lansdowne can all fall under the SouthPark umbrella despite being very different searches. The single biggest factor for buyers is usually proximity: homes closest to Phillips Place and the mall carry a real walkability premium, while homes in Lansdowne and Olde Providence trade some of that walkability for space, quiet streets, and larger lots.
SouthPark is one of the established Charlotte areas we work in regularly, and we help buyers figure out which of its many pockets actually fits their budget and lifestyle rather than treating “SouthPark” as one search. When Mark and Birte relocated from Seattle to be near their daughter, they weren't in a hurry and weren't going to settle — after four months of comparing builders, lots, and neighborhoods, they landed on a 1.21-acre wooded lot in Lansdowne and closed at full list price, no negotiation drama.
Selling in SouthPark
SouthPark buyers are sophisticated and comparison-shop across the whole district, so positioning matters as much as price. Because comparable sales can vary so much between SouthPark's sub-neighborhoods, an accurate, neighborhood-specific comp set matters more here than in most Charlotte markets — and a well-prepared launch can turn a strong location into genuine buyer competition, even when there's already an offer on the table before the home hits the market.
That's exactly what happened with a recent Olde Providence listing: our sellers had an off-market offer in hand, but we believed the home could do better with a real launch. It did — 53 showings in one weekend, and a final result $175,000 above that original offer.
