Seller's Checklist: A Timeline to Prep Your Home for Sale

Charlotte's market can favor sellers, but that doesn't mean your home is guaranteed to sell quickly or for top dollar. If you want to maximize your sale price, preparation still matters.


Start by connecting with a real estate agent as soon as possible. As Soon As You Think of Selling

Some sellers plan their move far in advance; others are working with very short notice. Either way, these first steps put you ahead of the game.


Contact your agent early.

Some sellers wait until they're ready to list before calling an agent. We've found the earlier we're brought in, the better the result — often a faster sale and more money in your pocket at closing. Address major issues first.

Most sellers won't need major renovations before listing. But if you're selling an older home, or you have any doubt about its condition, get us involved early so we can help assess what actually needs attention — structural, systems, or cosmetic issues that could hurt the sale down the line. Foundation, roof, HVAC, electrical, and plumbing problems are the ones most likely to surface on an inspection report, so it's best to give yourself as much lead time as possible if any of those need work.


One Month (or More) Before You List

Make minor repairs.

Water spots, pest activity, rotten siding, squeaky hinges, sticking doors, leaky faucets — it's easy to overlook these because you live with them every day. A fresh set of eyes on your home catches what you've stopped seeing.


Refresh your design.

A fresh coat of paint in warm, neutral colors is one of the most affordable updates that makes a real impression. Curb appeal matters too — fresh sod, colorful flowers, new mulch. And don't underestimate simple furniture repositioning or light staging; it consistently helps homes sell faster and closer to (or over) asking.


Declutter and depersonalize.

Doing a little decluttering every day is a lot easier than tackling it all at once right before listing. Work room by room. Donate or discard what you no longer need, then pack up seasonal items, family photos, and personal collections you can live without for a few weeks — a head start on packing for your own move.


One Week Before You Go to Market

Check in with your agent.

Tidy your exterior.

Freshly mowed lawn, trimmed hedges, weeded beds. Power wash the siding, empty the gutters, wash the windows and screens.


Deep clean your interior.

A thorough deodorizing and carpet steam clean go a long way. Buyers open closets, pantries, and cabinets, so keep them neat, and clear small appliances and toiletries off the countertops.


Day of Showing

Happy, comfortable buyers are more likely to submit offers. Set the thermostat to a comfortable temperature, open the blinds and curtains, and turn on every light. Vacuum, sweep, empty or hide the trash cans, and wipe down the countertops. Close toilet lids and hang clean hand towels in the bathrooms.


Secure firearms, jewelry, sensitive documents, and prescription medications in a safe or off-site. And if possible, have pets out of the house during showings, along with visible signs of them — litter boxes, dog beds — which can be a turnoff for some buyers.
