We're thrilled to share the sale of 7292 Three Sisters Estate in Concord's Jacobs Ridge community — closed at $2.4 million, setting a new benchmark for the neighborhood. Over 8,000 square feet of living space, exceptional indoor and outdoor entertaining areas, and 1.64 acres in one of Concord's most sought-after communities. On paper, it was already a special property. What made it a record-breaking sale was the strategy behind it.
Starting Point: The Zestimate Problem
Every seller has heard of Zillow's Zestimate, and a lot of agents lean on it — or worse, tell sellers what they want to hear just to win the listing. The Zestimate on this home was $2,162,000. We listed it at $2,399,900.
That's not a number we picked to flatter the seller. It's easy to hire an agent who tells you your home is worth more than the Zestimate — the real question is what happens when they can't actually deliver on that number. A high list price without a strategy behind it just means a home that sits.
We priced this home based on what the market and the property could actually support, and then we built the marketing and positioning to prove it.
