If you're looking to buy a home in Dilworth or one of Charlotte's established neighborhoods, you've probably wondered:
"What if the right house never comes along?"
It's a question we hear often.
The truth is, especially with historic homes, inventory is limited. Every property has strengths, quirks, and compromises. The challenge isn't finding a house. It's finding the one that aligns with your priorities.
Recently, our buyers closed on a beautiful 1915 Dilworth bungalow after searching for nearly three years.
During that time, we toured wonderful homes, wrote offers, and came close more than once. It would have been easy to settle simply because another property checked "most" of the boxes.
But from the very beginning, they knew what they wanted.
They envisioned a proper historic Dilworth home with character, timeless architecture, and the opportunity to thoughtfully restore it over time. Location mattered. Charm mattered. A yard mattered. They were willing to wait until those pieces came together.
Then the right home appeared.

Built in 1915, it is believed to be the last of four Dilworth homes constructed by the original builder, and the one he designed as his own personal residence. Its grand ceilings and distinctive roofline still reflect that vision today. Much of the original footprint and architectural detail remains intact, while generations of owners have added their own chapters to the home's story.
One feature that's especially rare for Dilworth is its large, level backyard—something our buyers had hoped to find from day one.
What I love most about this purchase isn't that they bought a beautiful house.
It's that they stayed true to their vision.
In real estate, patience is often underrated. Buyers sometimes feel pressure to compromise because they worry another opportunity won't come along. Yet the homes people love the most are often the ones they waited for.
That's especially true in neighborhoods like Dilworth, Myers Park, and other established Charlotte communities where character can't be recreated overnight.
Our advice to buyers is simple:
Know your non-negotiables.
Understand which features you can change, and which you can't. Kitchens can be renovated. Paint colors can be changed. Landscaping can evolve. But location, architectural character, and the feeling you get when you walk through the front door are much harder to replace.
This is one reason we spend so much time helping clients think through buying and selling at the same time and developing a strategy before the search begins.
Three years after meeting these buyers at a Dilworth open house, we handed them the keys to the home they had envisioned all along.
Sometimes the best investment isn't making the fastest decision.
It's making the right one.
