VWLF will commit to a longterm triple net lease of a newly constructed single- or multi-tenant building on the Langren Alley lot and of the Lawyers Walk lot, which will continue to provide client parking. While the new building is being designed, permitted and constructed, VWLF will lease back the entirety of its existing location at 11 N. Market Street on a triple net basis. This structure allows the purchaser to concurrently design and secure building permits to redevelop 11 N. Market Street while the building is fully leased to VWLF and cash flowing. Once VWLF occupies the new building, the short term leaseback of 11 N. Market Street will terminate and the purchaser can seamlessly commence redevelopment. 3 parcels/3 PINs.
